Homebuyer Assistance

About Homebuyer Assistance

Provides financial assistance in the form of down payment/closing cost assistance grants and shared appreciation deferred second mortgage loans available to people in low-income households who have not owned a home for at least 3 years. When available, provides Mortgage Credit Certificates, which reduce the federal tax burden for qualifying first-time home buyers, effectively increasing the funds available for housing payments. First-time home buyers (FTHB) will usually learn about this program from their real estate broker or mortgage lender, who will assist them in applying and processing their applications. Funding is limited and not all forms of first-time home buyer assistance are available at all times. In addition to FTHB Programs, the Housing Commission administers a number of Affordable For-Sale Housing Programs that will make it possible for low- to moderate-income families to purchase a home at a price that is affordable (the price is well below the fair market value of the property). The affordable units do have resale restrictions that are specific to each development. For a list of available affordable for-sale units, please refer to the Housing Commission's web site at www.sdhc.net and click on "Affordable Housing List."
